You enter the property into a large entrance hall with wooden floor boards. There are three bedrooms on this floor as well as the family bathroom, study and further recessed study area along with a door into the garage. The master bedroom is a double room which enjoys a dressing area and en-suite shower room along with double doors opening out onto a large balcony. The balcony has views across to the neighboring fields - where better for a table and chairs to enjoy your morning coffee! Bedroom two is a large double room with an open fire. This room, also has a door through into a further room, perfect for a study, again with double doors opening onto the balcony. The family bathroom is fitted with a 4-piece suite comprising bath, separate shower cubicle, WC and wash hand basin. From the entrance hall, a wooden staircase leads down to a very large open plan kitchen, living and dining room accompanied by a striking and individual wood burner to the centre of the room - making a wonderful feature! The kitchen is fitted with a good range of base units with work surfaces over. There is a gas fired Rayburn as well as a hob with cooker hood over. From the kitchen there is a door through to a very good sized utility room with further base cupboards with work surfaces over incorporating a sink with drainer. There is space and plumbing for a washing machine and further appliances. Back door leading to garden. There is also access to the cellar which has two rooms (please see floorplan). Off the utility room there is a very useful downstairs shower room including a WC and wash hand basin. The living/dining room is of a great size with the wood burner as the main feature. There is a recessed storage area and a further room, currently used as a drinks area and storage.

From the French doors in the dining room you step out onto the large patio area (which is in the process of being completely re-done!) enjoying wonderful views across the garden and surrounding countryside, a lovely spot for a table and chairs to entertain and for the odd summer BBQ and alfresco dining! Steps lead down to the lawned garden which boasts a wood cabin with a log burner, electric and lighting. This cabin could be used as extra guest accommodation or hobby room. The rear garden gives you lots of private outdoor space and runs down to the banks of the River Mardle, a peaceful spot to sit back and relax and enjoy an afternoon tea! There is a further room under the patio, currently used as a storage/workshop area and a further area for log storing.
