Bovey Tracey is an attractive and popular town serving as a gateway to Dartmoor. There is a Post Office and convenience store a short level walk from the property which is extremely handy! The town itself benefits from a variety of older character properties consistent with the age and charm of the area, local shops, a doctors surgery and popular Primary School. The area is well known for its far-reaching views, striking granite tors, woodland walks, bridleways and cycle routes throughout the countryside. The cathedral city of Exeter is 14 miles away via the A38 with a more extensive range of retail, business and schooling opportunities. The A38 is easily accessible providing a link to the M5 motorway at Exeter. Mainline railway stations on both the Paddington and Waterloo lines are also found in Exeter as well as an international airport with flights to various international destinations.
You enter the property into the entrance hall with under stairs storage space. The living room has a light and airy feel due to the dual aspect, with window to the front and French doors to the rear garden – also offering a pleasant outlook! There is a large open fireplace with an attractive surround, wooden mantle over and a thick slate hearth. There is also an inset log store which is useful and a lovely feature. Off the hall, there is a separate dining room fitted with laminate flooring and benefiting from a large window to the front aspect with ample room for a large dining table and chairs perfect for the family to enjoy a Sunday roast! There could also be scope to knock through to the kitchen if desired.
The large kitchen/breakfast room is well positioned to the rear of the property overlooking the garden. There are a range of base and wall units fitted with rolled edge work surfaces with an integrated gas hob with extractor hood over, an inset sink with drainer and mixer tap conveniently located beneath a large window, tiled floor and walls. There is also an integrated double oven and space for a freestanding fridge freezer and space for an under counter dishwasher. A courtesy door allows access into the property's large garage/workshop which has the added benefit of a separate utility area with space for laundry appliances and a separate WC. From the entrance hall, stairs rise to the first floor. There are 3 double bedrooms and a family bathroom. The master bedroom in particular is a very good size with nice exposed floorboards, and a decretive feature fireplace with wooden surround and mantle over.
There is a pleasant view over the rear garden. Bedroom 2 is a good-sized double room overlooking the front aspect with bedroom 3 also being located towards the rear of the property, overlooking the large rear garden. The family bathroom has floor to ceiling white wall tiles and bathroom panelling and has been fitted with a 3-piece white suite including a WC, 'P' shaped bath with a modern curved shower screen, mains supply shower and pedestal wash basin. A frosted window provides natural ventilation.
To the front of the property there is access to the house via a gated pathway leading to the front door or by the large block paved driveway which offers ample room for the parking for 2 vehicles in front of the large garage. There is also a front garden with beech hedging and a range of shrubbery. A side gate leads around to the rear garden and access door to the garage (which benefits from both power and light, separate WC and utility room with electric roller shutter door.)
To the rear of the property there is a wonderfully size level garden, laid to lawn well enclosed by fencing with established trees and a variety of colourful plants and shrubs in the flower beds and raised planters. There is a patio area accessed from the living room providing the perfect spot for garden furniture and the odd BBQ! There is also a useful garden shed in situ, handy for the gardening tools.
