The tremendous size and the tasteful decor gives an indication of what you will find in this amazing property. On the ground floor there is a utility room with a sink and space for washing machine and tumble dryer, a WC and an over-sized large coat/ boot room.

Ground Floor Continued

The ground floor has three reception rooms including a large living room of over 26 feet, a generous games room/gym and a further reception room leading into a study. This room enjoys deep window sills and a dual aspect whilst the games room/gym has two windows and ample ceiling height. The living room has characterful shapely walls and lovely views over the front courtyard area. Due to its size and location within the property the living room would lend itself very well to either a cinema room or a large music room. There is also great potential for converting the ground floor accommodation to an annexe (subject to any necessary permissions).

1st Floor

On the first floor you will find the kitchen/dining room which is a wonderfully designed room. The cream units are a great contrast to the granite worktops and provide ample storage. There is a cream & black Rangemaster cooker with double oven, 6 ring hob and grill, which blends beautifully with the units and the light tiled flooring which is laid in a grand Opus pattern. Set into the worktop is a Belfast sink and integrated appliances include a dishwasher, fridge and separate freezer. From the hallway is an external door to the sun terrace which also leads to the garden and back round to the front of the property. The sitting room has an incredible high vaulted ceiling with exposed A-framed beams and exudes light from the triple aspect windows and French doors (which also lead onto the sun terrace), enjoying beautiful views. A feature gas fire with wooden surround provides another focal point to the room.

First Floor Continued

Both rooms are serviced by the main bathroom which is a grand size bathroom comprising a four piece suite including a panelled bath, shower cubicle, WC and basin. The walls are tiled to half height and a window overlooks the garden. The master bedroom suite is a breathtaking size with space for a large selection of furniture. The en-suite is a naturally light room thanks to the skylight and currently has a shower unit, WC and basin, however there is space for a bath. Adjacent to the en-suite is a walk-in dressing room.

2nd Floor

On the second floor are two further double rooms and a bathroom. Bedroom four is a light room which extends to almost 30 feet! There is space for a bed plus a desk, sofa and/or entertainment station. Both bedrooms are serviced by the second bathroom which features a P shaped bath, WC and basin.

The garden is mainly laid to lawn with shrub borders which equally enjoys a great deal of privacy.

Outside continued

Steps lead to a passing leat feeding the mills wheel, a wonderful spot to sit back and relax with a book and afternoon tea listening to the trickle of water as it passes by.
