Who will conduct viewings on my property?
The estate agent will accompany all viewings unless you wish to conduct the viewings yourself. Choosing an estate agent who offers longer opening hours can maximise viewing potential and reach a greater number of buyers.
Do I need to be present for viewings?
The estate agent can take all viewings if they have the access codes and keys for your property, your presence is not essential. Sometimes buyers often feel more relaxed when the owner is not present.
Do I have to pay Stamp Duty?
No you are not liable,the buyer is responsible for paying the stamp duty.
Do I have to redecorate before putting my property on the market?
It is not essential to redecorate your property before placing it on the market. Sometimes renovation will increase the property value.
When do I have to move out?
The keys are given upon completion. This is usually mutually agreed by yourself and the buyer.
Where are my Title Deeds?
The Title Deeds are proof of ownership of the property. They are held by your bank or building society, if you have a mortgage your solicitor will obtain the deeds and let the buyer’s solicitor have a copy.
