The popular small town of Chudleigh still retains a village atmosphere with lots of community spirit and character, surrounded by unspoilt Devon countryside. Chudleigh sits between Exeter and Newton Abbot, close to the edge of Dartmoor National Park and in the popular Teign Valley. Dartmoor National Park is best known for its striking granite tors, steep wooded river valleys and heather covered moorland, offering a wide selection of recreational opportunities such as walking, cycling, riding and fishing on the River Dart. Many of the region's finest beaches are within easy driving distance. The well regarded Chudleigh Primary School is located in the town along with regular bus services. For secondary schools you have the popular Teign School in Kingsteignton. Chudleigh offers a wealth of local amenities including shops, a cricket field, a swimming pool, football pitches, allotments, parks, grade 1 listed parish church, two doctors’ surgeries, a dentist and a library. For larger shops there are supermarkets in Kingsteignton, Newton Abbot and Exeter. The market towns of Totnes and Newton Abbot have mainline railway stations with direct links to London Paddington, along with Exeter St David’s Station. There is also an international airport in Exeter. The A38 (Devon Expressway), which by-passes the town, provides good access to Plymouth, Exeter and the M5 motorway network. The A380 connects Torbay.

Retail Premises

Currently used as a local pet supply shop but, could easily lend itself to many other uses and business ventures. The property has a generous shop floor (see floor plan) with a large window to the front in a central location in Chudleigh. Boasting lovely character features such as the two fireplaces with stone surrounds. There is a further door giving access to the side of the property where stairs lead up to the maisonette. Another good size room is located towards the rear of the property, currently residing as a dog grooming parlor but would easily lend itself to a stock room or further floor space. With partly tiled walls, a fitted shower and window to the side aspect. Kitchen units with work surfaces over, sink and plumbing for a washing machine. There is also a separate WC.

Accommodation

Exterior stairs lead to the front door which is on the first floor, opening into a hallway which runs through the property giving access to all rooms and stairs rising to the second floor. The living/dining room is a good-sized room with some great character features including a large exposed stone fireplace with curved brick fascia, which also continues over the alcove and houses a wood burner, giving the room a real focal point and a charming feel. A large bay window with window seat beneath and storage within and further double-glazed window to the front aspect allows for plenty of natural light to fill the room which is finished in wood effect laminate flooring. There are also exposed ceiling beams to the dining area which has plenty of room for a family dining set. The kitchen consists of a range of wall and base units, rolled edge worktops with space and plumbing for a washing machine underneath, space for a freestanding cooker, with cooker hood, sink with drainer and mixer tap, tiled splashbacks and vinyl flooring. From the hallway stairs rise to the second floor where a landing area gives access to two further bedrooms both with exposed wooden ceiling beams, one enjoys a skylight and the other benefits from two windows. These rooms have reduced head height in places due to the slopping roof line.
